DHHG Offers Help with Mortgage Calculations

After a prolonged period of record lows, mortgage rates are slowly starting to rise, causing great concern for both first time home buyers and current homeowners looking to refinance. Factors such as interest rates, points, and fixed vs. adjustable mortgages all must be weighed carefully to make the best financial decision for an individual's situation. The DHHG is now offering several tools aimed at assisting with these important decisions.

Committed to simplifying the complicated computations required in the past, the following formulas were specifically designed to be simple to use. Says DHHG Secretary Kenneth, "We worked very hard with top financial advisors to create tools that are not only user-friendly but offer consistent results. We believe we've accomplished all that, and a bag of chips."

The first tool is the "Law of 3."
  1. Start with your monthly mortgage payment/proposed payment.
  2. Add "5" to this amount.
  3. Double the resulting amount.
  4. Subtract "4" from that number.
  5. Divide the result by "2."
  6. Deduct the amount of your mortgage payment/proposed payment.
  7. Your end result will be "3."
If your end result is the number "3," you will know you have correctly performed the calculation.

Another very important factor when considering a home's value is location. Recognizing that real estate markets vary greatly from area to area, the DHHG offers the following tool which takes into account your specific location. The "Location Factor Corroborator" (LFC) is based on your phone number.
  1. Start with the first 3 digits of your phone number.
  2. Multiply this figure by 80
  3. Add 1 to this amount.
  4. Multiply this amount by 250.
  5. Add the LAST FOUR DIGITS of your phone number.
  6. Add the LAST FOUR DIGITS again.
  7. Subtract 250.
  8. Divide this number by 2.
  9. The result will be your phone number.
We hope these tools prove helpful to you in making these difficult financial decisions. In addition, the DHHG strongly advises that you work with a professional loan adviser before obtaining any financing, and never sign escrow papers made out to "The Bank of Me."
